Before you start planning your opening-day outfit, Disney World has not officially announced a fifth theme park, but the possibility is still sitting right there in the plans!
Talk of a fifth Walt Disney World theme park has been making the rounds again, and honestly, we understand why. Updated development documents outline how Disney World could continue growing through 2045, including enough room for one additional major theme park and two smaller theme parks. However, the newest update also contains one very important reality check: no new theme park proposals are currently under review.
So, is Disney World building a fifth park? Not exactly — at least, not yet. Let’s break down what these updated Disney World expansion documents actually reveal.
The Central Florida Tourism Oversight District has been working with a long-term planning document known as the 2045 Comprehensive Plan. This plan outlines possible development and growth throughout the Walt Disney World Resort over the next two decades.
The latest updates involve Disney World’s Land Development Regulations, commonly referred to as LDRs. These regulations were required to be amended within one year of the Comprehensive Plan’s adoption so that the development rules aligned with the updated long-term plan.
The proposed Land Development Regulation amendments include updates involving:
- Maximum amounts of future development
- Projected land expected to be developed through 2045
- Water-development thresholds
- Wastewater-development thresholds
- Solid-waste thresholds
- Infrastructure requirements
- Levels of Service standards
- Standards for floating solar facilities
The floating solar facility addition is especially interesting because Disney has continued investing in alternative and renewable energy around Walt Disney World. Disney has said that four of its solar projects can produce enough energy to cover up to 100% of the resort’s daytime power needs, including the four theme parks, two water parks, resort hotels, and additional destinations around the property.
Where Could Disney World Expand?
The planning documents identify several of the largest areas around Walt Disney World that may be suitable for future development.
Those locations include land:
- West of Disney’s Animal Kingdom
- Between World Drive and Interstate 4
- Between Osceola Parkway and U.S. Route 192
- Around Lake Mabel
- North of Disney’s Magnolia Golf Course
- East of the Magic Kingdom parking lot
- West of Disney’s Hollywood Studios
Additional suitable development sites are scattered throughout Walt Disney World, although each of those smaller areas reportedly contains fewer than 100 available acres.
The documents also explain that some land currently considered “marginally suitable” or “marginally unsuitable” could still be developed. However, Disney would need to make extensive (and likely much more expensive) improvements to satisfy the district’s long-term permits and development regulations.
That means land marked as unsuitable on a planning map is not necessarily permanently off-limits. Developing it would simply require considerably more work, infrastructure, and money.
Existing Disney World Parks Still Have Room to Grow
A fifth Disney World park may grab the biggest headlines, but the updated documents also suggest that several existing parks have room for future expansion.
The identified development areas indicate that Magic Kingdom, Disney’s Animal Kingdom, and Disney’s Hollywood Studios may all be able to continue growing within the Walt Disney World Resort’s existing footprint.
That detail is particularly important because Disney is already investing heavily in expansions and replacements inside its current theme parks. Rather than immediately constructing an entirely new park, Disney may continue focusing on new lands, attractions, restaurants, infrastructure, and entertainment within the four parks guests already visit.
Do the Plans Include a Fifth Disney World Theme Park?
Technically, yes — but this is where the wording matters.
The development maximums listed in the Comprehensive Plan allow for:
- One new major theme park
- Two new minor theme parks
However, the documents explicitly state that there are no plans currently under review for any of those proposed parks. The three possible theme park projects would require approximately 850 acres in total.
In other words, the district has preserved Disney’s ability to build additional parks in the future, but that does not mean Disney has designed, approved, funded, or started developing a fifth gate.
Think of it as Disney making sure the door remains unlocked, not necessarily announcing that anyone is walking through it.
When Could New Disney World Parks Be Built?
The long-term planning documents reference the possibility of two new minor theme parks around 2035 and one new major theme park by 2045.
Those dates should not be interpreted as confirmed opening years. They are part of a long-range development framework showing how much growth could be permitted through 2045.
A major theme park takes years of design, infrastructure preparation, permitting, construction, testing, and hiring before guests ever step through the entrance. Without a project currently under review, any fifth Disney World theme park would still appear to be a very long way away.
Is a Fifth Disney World Park Officially Happening?
As exciting as those words “new major theme park” may sound, Disney has not announced a fifth Walt Disney World theme park.
The updated documents do not meaningfully change the status of a potential fifth gate. Instead, they bring the district’s Land Development Regulations into alignment with the previously adopted 2045 Comprehensive Plan.
Here’s what we can confidently say:
Disney World has land that could support additional development. Its long-term planning framework allows for one new major theme park and two smaller parks. However, no proposals for those parks are currently being reviewed, and Disney has not confirmed that any of them will actually be built.
For now, a fifth Disney World park remains a possibility — not a confirmed project.
