I’ll just say it up front: the newly refurbished Treehouse Villas at Disney’s Saratoga Springs Resort are a dream…

…and I mean that in the least hyperbolic way I possibly can (which, if you know me, is saying something).

A Little History First

These aren’t Disney World’s original treehouses, for anyone keeping score. The very first octagonal treehouse villas ran from 1975 to 2002, and when Disney rebuilt them, Imagineers didn’t just recreate the old ones — they redesigned the footprint entirely, reducing wetland encroachment by 70% per home site compared to the originals.

The current 60 villas were announced in September 2008 and opened June 1, 2009, assembled on-site like a giant 3D puzzle. There are some genuinely wild stats behind the build, too: 480 concrete columns support all 60 villas, each home runs about 16.6 miles of wiring, and crews recycled over 5,000 tons of demolition material in the process. All of which is to say: there’s a lot more engineering holding up your “treehouse” than the name lets on.

First Impressions

These villas have always been a little bit of a Disney World secret — standalone, elevated, tucked into the woods along the Sassagoula River, easy to miss even if you’ve sailed right past them on a Disney Springs boat.

But after the refurbishment, walking into one feels like discovering the secret all over again, except this time it’s dressed up in New England craftsmanship, warm wood tones, and just enough Disney magic hiding in the corners to keep you looking around the whole stay.

The Details That Get Me

If you’re a fan of the woodland creatures and sidekick characters scattered throughout Disney animation, do not walk past these villas…book one immediately!

The refresh leans hard into more than a century of Disney storytelling, and it shows in the best way: nods to Mulan, The Princess and the Frog, Tangled, Cinderella, The Rescuers, Sleeping Beauty, and The Fox and the Hound show up throughout, from murals to carved furnishings to little animal motifs tucked into the textiles. I spent an embarrassing amount of time just looking up at the architecture, finding things I’d missed the first ten times I looked.

The Space, By the Numbers

Each villa is surprisingly spacious for its octagonal shape (about 1,074 square feet, elevated roughly 10 feet off the ground. You get 3 bedrooms and 2 full bathrooms (one off the master, one off the living area) worth knowing none of the bathroom doors actually lock), sleeping up to 9 guests total, plus a crib spot for a child under 3. Bedding breaks down as: queen in the primary, queen in the second bedroom, bunk beds in the third bedroom as well as a trundle pulldown bed, and a queen sleeper sofa plus a sleeper chair in the living room.

The open kitchen has an island with its own sink and seating for three, plus a separate dining table that seats up to six — genuinely one of the more functional layouts I’ve used in a Disney villa. Add in cathedral ceilings, granite countertops, and flat-screen TVs in the living room and every single bedroom, and this doesn’t feel like roughing it in the woods so much as camping with a five-star upgrade.

The adults in your group will swoon over the redone kitchen and living areas. The kids will be fully occupied by the bunk beds. And everyone gets their own door to close at the end of the day…which, if you’ve ever traveled with extended family, you already know is worth its weight in gold. This is genuinely one of the best multi-generational setups on Disney property.

Location and Getting Around

Here’s the honest part: these villas are tucked away, and I do mean tucked away — separate from the main Saratoga Springs Resort, though technically still on its grounds with a private entrance off Disney Vacation Club Way. Check-in and check-out both happen at the Carriage House, not at the villas themselves.

If quiet, forested seclusion is what you’re after, that’s exactly what you get, and it’s genuinely lovely for anyone prioritizing rest and relaxation over convenience. There’s a small leisure pool with its own whirlpool spa right in the middle of the villa cluster for quick dips, but if you want the rest of Saratoga Springs’ amenities (tennis courts, bike rentals, the kids’ playground, the spa and fitness center, or High Rock Spring Pool with its waterslide) you’re relying on either a brisk walk via the Grandstand path or the internal shuttle bus. In my experience, that bus wasn’t the most punctual–— it does make its rounds, just not always on as tight of a schedule as you might prefer.

One thing worth flagging if you’re theme-park bound: there’s no direct bus from the Treehouse Villas to the parks. You’ll take the internal shuttle to “The Springs” stop first, then transfer to a bus heading to whichever park you’re visiting. Boat service is also an option, running from the Treehouse Villas dock to the Carriage House and on to the West Side dock at Disney Springs — just the three stops, so it’s a nice option if Disney Springs is your destination, less so for the parks themselves.

One Practical Heads-Up

If you’re traveling with more than one car, plan ahead: each villa only comes with a single parking space. Multiple-vehicle arrivals will need to park over in the main Saratoga Springs Resort section instead, which is a minor hassle but one worth knowing before you show up with a caravan.

Would I Go Back?

Without question. This refurbishment took an already-unique corner of Disney World and gave it the polish it deserved without losing what made it special in the first place.

Who I’d Recommend It To: Multi-generational families who want everyone under one roof but with actual doors between them, couples looking for a quieter, more secluded Disney stay, and anyone who genuinely enjoys spotting character Easter eggs tucked into their surroundings.

Who Might Want to Skip It: First-time visitors who want to be steps from the parks and resort amenities, or anyone traveling with multiple cars who doesn’t want to deal with overflow parking.
